London Road, Beccles

Beauly Land has played a key role in unlocking the potential of land at London Road, Beccles, transforming a former commercial site into an opportunity to deliver much-needed community-focused development. Part of the site has now been sold by Beauly Land to LNT Care Developments, following the grant of planning permission by East Suffolk Council for a 66-bed care home. The remainder of the land has been retained for a separate residential scheme to be brought forward by Beauly Homes, comprising six new homes.

The sale to LNT paves the way for the delivery of specialist care accommodation in Beccles, helping to respond to growing local demand for later-living provision. LNT is one of the UK’s leading care home developers, and the scheme reflects a shared commitment to bringing forward high-quality care accommodation that meets local need and contributes positively to the wider community.

Gallows Hill Redgrave

Beauly Land has begun early engagement with both the Parish Council and District Council regarding the potential development of part of the Gallows Hill site in Redgrave. The emerging vision focuses on delivering a sensitively designed collection of bungalows, reflecting local character while meeting identified demand for well-planned, single-storey homes.

This early-stage dialogue ensures community considerations and local planning context are central to shaping proposals, supporting a thoughtful approach to future development in this rural Suffolk setting.

Bickers Hill Laxfield

Beauly Land has commenced early engagement with the Parish and District Councils regarding the potential development of land at Bickers Hill, Laxfield. The site, a small meadow plot to the right of Bickers Hill Road, is being considered for a thoughtfully planned scheme of approximately 17 homes, including a mix of bungalows and houses, with around six homes proposed as social or affordable housing.

Beauly Homes has recently completed its nearby development at Cullingford Close, Laxfield and understands the importance of integrating new homes sensitively into the village and street scene. The emerging proposals align with local housing needs and national priorities to increase housing supply, while reflecting the guidance set out in the Laxfield Neighbourhood Plan and Design Guide. Early dialogue with the community and local authorities will help shape a well-considered scheme that complements the character of the area.

Ash Road, Campsea Ashe

Beauly Land is working in partnership with Beauly Homes on the proposed development of land at Ash Road, Campsea Ashe, with a planning application now submitted to East Suffolk Council for a predominantly residential scheme in this well-connected Suffolk village location under reference DC/26/0377/OUT.  View Planning Application Here. 

The outline application seeks consent for the development of up to 110 dwellings, together with up to 550 sq m of office accommodation, a 40-space public car park, associated infrastructure, areas of public open space, sustainable urban drainage systems and landscaping. All matters are reserved except for access.

Located on land to the south-west of Ash Road and north and east of Mill Lane, Campsea Ashe, the scheme has been carefully considered in response to local context and the opportunity to deliver much-needed new homes in a sustainable location close to the village’s railway station and wider transport links.

The proposals are intended to create a well-planned and integrated development that not only provides new homes, but also supports local infrastructure, connectivity and long-term community growth.

The Ash Road proposals are separate from Beauly Homes’ approved residential development at Station Road, Campsea Ashe, which comprises eight homes. Together, the two projects reflect a considered and phased approach to delivering thoughtfully designed new homes that respond positively to the character, setting and evolving needs of the village.
